Arte, Kuchai For Sale ( Kuchai Lama Condo )

Arte (also known as Arte @ Kuchai Lama) is a new condominium sited in Kuchai. It is the first project under The Art Series developed by Penang-based developer, Nusmetro Group. It is located oppositeDynasty Garden and neighbors Brem ParkSri Desa and Kuchai Avenue.
This ‘piece of art’ comprises 2 blocks of 23- and 25-storey condominium, a parking complex and a recreational facilities podium atop the parking complex. There are a total of 257 units with indicative pricing about RM400,000 onwards. It is targeted to be launch in June/July 2011.
What makes it arty? According to the developer, among the factors are clean design with elements of art, unique entrance lobby at both tower, façade of the car park, the gourmet pavilion and unsymmetrical garden. However, in our point of view, the condominium block is a typical boxy block design with large glass windows. But the recreational facilities podium is a bit unique and looks modern.
In terms of accessibility, Arte is connected via New Pantai Expressway (NPE), North-South Highway, Shah AlamKESAS Highway, Middle Ring Road 2, Federal Highway, Jalan Klang Lama, Sungai Besi Highway and KL-Putrajaya MEX Highway.

Analysis

Comparing Arte to the other surrounding condominiums around (including the latest Gembira Residen and See Hoy Chan’s Happy Garden Condominium), in terms of design, Gembira Residen looks bolder with fine contemporary design. However, most condominiums around here comprise few hundreds units, such as Gembira Residen and SHC Happy Garden that comprise 467 and 542 units respectively – but sit on larger land size. With just about half units built than these two condominiums, Arte wins in density factor.
In terms of location, each has its own pros and cons. Arte is located in high density area, right opposite Dynasty Garden and within walking distance to Kuchai Entrepreneurs Park. Gembira Residen and SHC Happy Garden are located along Jalan Senang Ria – quieter, surrounded by high-rise apartments on the East and terraces on the West, and still within minutes walking distance to Kuchai Business Park.
Arte is most probably a leasehold development, while Gembira Residen and SHC Happy Garden are sited on freehold land. In terms of pricing, Gembira Residen and SHC Happy Garden are priced about RM380 and RM450 psf respectively.
Besides these new developments, there is another contender – located right next Dynasty Garden that has been earmarked for a condominium development by BHL Construction.
Nusmetro Group has developed quite a number of developments comprising medium cost apartments to condominiums. Among the developments are The Oasis condominium, Casa Prima, Taman Sutera Prima, Mutiara Idaman medium-cost apartment, Sutera Avenue, Metro Avenue and Pulse Apartment.
This is the same developer for the controversial proposed housing project in Kampung Buah Pala. The Oasis condominium (sited in Penang) was launched at the end of 2007, and still uncompleted at this date (May 2011). soure : www.propwall.my/kuchai/arte
